Plain-language summary, not a replacement for reading the actual sections below: Land Report gives you real public data and computed estimates about a property. It is not a survey, inspection, appraisal, or legal opinion, and it is not a substitute for one. Always verify anything important with a licensed professional before making a financial decision. We don't sell your personal information. Payments are handled by Stripe, not by us directly.

By accessing or using Land Report (the "Service"), including the landing page, the report tool, and any related pages, you agree to be bound by these Terms of Service. If you don't agree, don't use the Service.
You must be at least 18 years old, or the age of majority in your jurisdiction, to use this Service. By using it, you represent that you meet this requirement.
Land Report compiles publicly available government data and runs original computed analysis (terrain, drainage, flood proximity, climate, and related estimates) for a given address, for informational and research purposes. It is not a licensed inspection, land survey, engineering assessment, appraisal, or legal service — see the Disclaimer section below, which is incorporated into these Terms.
The analysis in a report — flood risk, terrain scoring, soil data, climate figures, livestock and crop matching, and every other computed value — comes from real public data sources (FEMA, USGS, USDA, and others) combined with our own deterministic formulas and calculations. This is not generative AI writing report text, and no report content is produced by a language model, chatbot, or similar system presenting itself as human judgment or expert opinion. Where a value is a genuine estimate rather than a directly sourced figure, the report says so.
Separately, and for transparency: this website and tool were built with the assistance of AI-based software development tools. That is a statement about how the Service was created, not about how its report content is generated — see above for that distinction.
Some parts of the Service may require an access code, password, or paid subscription. Paid access is processed through Stripe, a third-party payment processor; we do not store your full payment card details. Subscription plans renew automatically until canceled. Pricing, available tiers, and refund handling may change; current pricing shown on the site controls at the time of purchase.

The Service, including its design, original analysis methods, and content, is owned by Ford Stewardship. Report data pulled from public government sources remains subject to those sources' own terms and is generally public domain or otherwise freely available; our compilation, computation, and presentation of it is our own work product.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR ACCURACY. TO THE MAXIMUM EXTENT PERMITTED BY LAW, FORD STEWARDSHIP SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM YOUR USE OF OR RELIANCE ON THE SERVICE — INCLUDING ANY DECISION TO BUY, SELL, DEVELOP, OR OTHERWISE ACT ON A PROPERTY BASED ON A REPORT. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THE SERVICE WILL NOT EXCEED THE AMOUNT YOU PAID US, IF ANY, IN THE 12 MONTHS BEFORE THE CLAIM AROSE.
We may suspend or terminate access to the Service, including paid accounts, for violation of these Terms, without prior notice in cases of suspected abuse.
We may update these Terms from time to time. Continued use of the Service after a change constitutes acceptance of the updated Terms. The "Last updated" date above reflects the most recent revision.
Please read this section carefully — it affects your legal rights. You and Ford Stewardship agree that any dispute, claim, or controversy arising out of or relating to these Terms or the Service will be resolved through binding individual arbitration, rather than in court, except that either party may bring an individual claim in small claims court if it qualifies.
Class Action Waiver: You and Ford Stewardship agree that any arbitration or claim will be conducted only on an individual basis, not as a class, consolidated, or representative action. Neither party may participate in a class action against the other.
Arbitration will be conducted by a single arbitrator under the rules of a recognized arbitration provider (such as the American Arbitration Association), applying the substantive law of the State of Texas. The arbitration will take place in Texas, or another mutually agreed location, or may be conducted remotely/by phone if the arbitrator permits. Each party is responsible for its own attorney's fees unless the arbitrator determines otherwise.
If any part of this arbitration provision is found unenforceable, the remainder still applies, and any dispute not subject to arbitration will proceed instead in the courts described under Governing Law below.
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Subject to the arbitration provision above, any dispute not resolved through arbitration will be handled in the state or federal courts located in Texas.

What information we collect, how it's used, and your choices.
Information you provide directly: if you submit the feedback/inquiry form, we collect your name, email address, the property address you were viewing, and whatever message you write. If you contact us by email, we retain that correspondence.
Address lookups: when you generate a report, the address you enter is sent to the public government data sources the report pulls from (FEMA, USGS, USDA, Census, and others) in order to retrieve data for that location. We do not maintain a permanent database tying your identity to the addresses you've searched.
Payment information: if you purchase a report or subscription, payment is handled entirely by Stripe. We receive confirmation that a payment succeeded, but we do not receive or store your full card number.
Local device storage: the Service uses your browser's local storage to remember whether you've unlocked paid access on that device, so you don't have to re-enter payment information every visit. This stays on your device and is not transmitted to us.
Basic site analytics: we use standard web analytics (page views, general geographic region, referring site) to understand how the Service is used. This data is aggregate and not tied to your name or contact information unless you've separately submitted a form.
We do not sell your personal information to third parties. We do not share the contents of your feedback submissions with anyone outside Ford Stewardship except as required to operate the Service (for example, our form-handling and hosting provider) or as required by law.
The Service relies on third parties to operate: Netlify (hosting and form processing), Stripe (payment processing), and numerous public government data APIs (FEMA, USGS, USDA, NOAA, U.S. Census, USFWS, and others) that receive the address/coordinates you search in order to return public data about that location. Each of these operates under its own privacy policy, which we encourage you to review if you have concerns about a specific provider.
Feedback form submissions are retained as long as reasonably necessary to respond to and learn from them. You may request deletion of information you've submitted by emailing us.
You can request access to, correction of, or deletion of personal information you've submitted to us by emailing support@fordlandreport.com. You can clear your local unlock status at any time by clearing your browser's site data for this domain.
The Service is not directed to, and should not be used by, anyone under 18. We do not knowingly collect personal information from children.
We may update this Privacy Policy periodically. Material changes will be reflected in the "Last updated" date above.

Land Report is a research and informational tool. It is not a substitute for, and should never be treated as equivalent to:
Reports are compiled from public government data sources (including but not limited to FEMA, USGS, USDA, NOAA, the U.S. Census Bureau, and USFWS) and original computed analysis derived from that data. These sources have their own update schedules, coverage gaps, and margins of error that we do not control. Some data — particularly parcel boundaries, well records, and certain hazard datasets — may be incomplete, outdated, or unavailable for a given location, and this is disclosed within the report itself wherever it applies. We do not guarantee the accuracy, completeness, or currency of any information in a report.
Certain figures in a report — including but not limited to buildability scores, carrying capacity, chill-hour fit assessments, solar potential, and drainage analysis — are original computations based on sampled public data (such as elevation points and rainfall records), not site-specific surveys or on-the-ground verification. They are intended as directional planning estimates and general guidance, not precise measurements or guarantees of any outcome.
Nothing in a report constitutes a guarantee that a property is suitable for any particular use, including but not limited to building a structure, farming, raising livestock, or any other purpose. Actual conditions on a specific property can differ materially from the estimates in a report.
You are solely responsible for independently verifying any information in a report before relying on it for a purchase, sale, construction, financing, insurance, or any other decision involving real property. We strongly recommend engaging licensed professionals — a surveyor, inspector, engineer, real estate attorney, and/or appraiser as appropriate — before making any property decision of consequence.
To the maximum extent permitted by law, Ford Stewardship disclaims all liability for any loss, damage, or claim arising from reliance on a Land Report, including but not limited to financial loss connected to a real estate transaction. This Disclaimer should be read together with the Limitation of Liability provision in the Terms of Service above.
